How iBuyers (Opendoor, Offerpad) actually work

An iBuyer is an instant-offer company that buys directly, then resells. Convenient — but understand the model and its limits.
The service fee
Opendoor's fee was historically around 5% and is now quoted per home rather than as a fixed percentage; Offerpad's published service fee is about 5%. That's on top of closing costs and is separate from the offer price.
Repair deductions
iBuyers don't make you fix anything, but they estimate repairs and subtract that cost from your offer. Those deductions can run from a few thousand dollars into the tens of thousands.
The 'buy box'
